468-480 DANFORTH RD

Rezoning for a 12-storey mixed-use building with a total of 452 units and a total gross floor area of 7,646 square meters, which includes 545 square meters of dedicated parkland, which will be resulting in a density of 4.5 times the area of the lot. The proposed development would replace the SunValley business plaza including Mama's Boys Burgers on the north end. The CIBC would remain. 

From the proposal: "In terms of the building layout at the grade level, the building will have a residential character, with at-grade townhouse style units provided along the north edge abutting the [newly proposed] park, as well as along Birchmount and Danforth Road...Retail uses will be incorporated at the southerly edges of the building along Danforth and Birchmount Roads, with amenity space between. There will be a party wall condition facing south in the location of the retail units allowing for future developments of the adjacent site to continue to provide a continuous streetwall."
